FAQ

Do I need to post in English?
Our core audience is an English-speaking international community, but we also have many local readers. From March 2026, you may post listings in Chinese and our system will automatically translate them into English. Users will see that a listing was auto-translated. To help users understand whether you can communicate in English, we also display an English level indicator based on a short conversation with our team.
Can I share an account with another person?
No. Each account represents one real person. Profiles, ratings, communication history, and credibility are all tied to individual agents. Sharing accounts breaks transparency and makes it impossible for users to know who they are dealing with, which goes against the core idea of trust on SmartShanghai.
How many readers will see my listing?
This depends heavily on the quality of your listing. We prioritize well-written descriptions, good photos, and complete information. Higher-quality listings rank better in search and category pages, which means they are shown to more users and receive more views.
If I'm not able to use my weekly credits, can I use them next week?
No. Weekly credits apply to listings posted or refreshed within the current week, from Sunday 00:00 to the following Sunday 00:00. Unused credits do not roll over to the next week.
Can I delete and repost the same listing?
Reposting the same listing repeatedly is discouraged. We track duplicate content and may treat it as a refresh. Abuse of reposting may result in lower ranking or restrictions.
Does my listing have to be real?
Yes. SmartShanghai housing is built around real listings. We understand that in the Shanghai market, agencies often collect listings from WeChat groups or internal databases and may not always have direct landlord access yet. It’s acceptable that a listing may occasionally already be rented, but we expect honesty. Once you know a listing is no longer available, it should be removed. Agencies that repeatedly post fake or misleading listings may lose credits and face penalties.
Can I change my selected area later?
Yes. You can change your selected area, but not frequently. Area changes are meant for genuine business shifts, not for rotating coverage. Repeated or abusive changes may be restricted.
Can I edit a listing after posting?
Yes, but only within 30 minutes after posting. This allows you to fix mistakes or add missing details. Editing a listing to represent a completely different apartment is not allowed and is treated as abuse of the system.
Do you provide leads or guarantee inquiries?
No. We provide a high-quality platform and audience, but we do not sell leads or guarantee inquiries. Results depend on your listings, responsiveness, and professionalism.
Can I get a refund if I’m not satisfied?
No refunds are provided once a package is activated. However, our team is happy to help optimize your listings and setup to improve results.
Will my listings always appear above other agents?
No. Ranking depends on multiple factors including listing quality, freshness, user behavior, and package level. No agent has permanent top placement.
Do you review or moderate listings?
Yes. We monitor listings for quality, accuracy, and compliance. Listings that are misleading, incomplete, or abusive may be removed.

Terms & Notes

  • Minimum commitment: 12 months.
  • We only work with registered companies. All agents and agencies must provide a valid company business license and real estate agency license before activation.
  • Payments are accepted via WeChat Pay, Alipay, or bank transfer only. We do not accept cash or personal payments.
  • Official invoices (fapiao) are always provided and are included in the listed price.
  • Starter Agent and Agents plans are restricted to posting apartments in one district or area. This area can not be changed during the contract period.
  • Unused weekly listings do not roll over.
  • Listings have to meet our listings terms and standards, and SmartShanghai has the right to remove or temporarily remove listings if they violate our guidelines.
