Who is this package for?
This is for private landlords and second-landlords with one property. If you manage multiple apartments or work as an agent, please see our Housing Packages for agencies.
How much does it cost compared to an agency?
Agencies in Shanghai often charge one month’s rent (or more) as commission — for a ¥15,000/month apartment, that’s ¥15,000+. Our landlord listing is a flat ¥180. Most landlords who rent through us save tens of thousands of yuan.
Do I need to post in English?
Our core audience is an English-speaking international community, but we also have many local readers. From March 2026, you may post listings in Chinese and our system will automatically translate them into English. Users will see that a listing was auto-translated.
How do renters contact me?
Interested renters message you through SmartShanghai’s built-in messaging system. You can reply on the platform without sharing your phone number or WeChat until you’re ready.
Can I also list on other platforms?
Yes. There is no exclusivity requirement. You can list the same apartment on other websites, WeChat groups, or even with an agency at the same time.
How long does my listing stay online?
Landlord listings stay live for 90 days. You also get refresh credits to push your listing back to the top of results periodically without creating a new post.
How long does it take to create a listing?
Most landlords finish in a few minutes. You’ll need photos, a short description, rent, location, and basic apartment details. After payment, your listing goes live and is visible to apartment hunters.
Does my listing have to be real?
Yes. SmartShanghai housing is built around real listings. Once you know a listing is no longer available, it should be removed. Accounts that post fake or misleading listings may be blocked, and paid fees are not refunded.
I have more than one property. Can I use this?
Landlord listings are limited to one property per person. If you have multiple properties to advertise, please sign up for an agency package.
Do you guarantee inquiries or a rental?
No. We provide a high-quality platform and audience, but we do not sell leads or guarantee inquiries. About 80% of landlords who list with us successfully rent out — results still depend on your listing quality, pricing, and responsiveness. We cannot refund if you don’t rent out the apartment or receive fewer inquiries than expected.
Can I edit a listing after posting?
Yes, but only within 30 minutes after posting, so you can fix mistakes or add missing details. Editing a listing to represent a completely different apartment is not allowed.

Terms & Notes

  • This package is for landlords and second-landlords with one single property.
  • If you have multiple properties, you are required to sign up for an agency package.
  • Each individual is limited to one account, and may post one landlord listing.
  • Violating any of the terms above results in your account being blocked, the listing removed, and any paid fees will not be refunded.
  • We are not able to provide a refund if you cannot rent out the apartment or if you do not receive enough enquiries.
  • Listings must meet our listing terms and standards. SmartShanghai has the right to remove listings that violate our guidelines.
  • Payments are accepted via WeChat Pay, Alipay, or bank transfer. Official invoices (fapiao) can be provided upon request.
