1. Payments & Cancellations

All payments are made for a fixed minimum service period. If you choose to cancel or stop using the service before the end of that period, no refunds will be issued.

2. Your Content & Legal Responsibility

You are fully responsible for all content you publish on your account, including:

• listings
• descriptions
• images
• external links

You confirm that your content:

• complies with all applicable laws and regulations in China (PRC)
• does not infringe on any third-party rights
• is not false, misleading, discriminatory, or illegal

If your content causes any legal claims or disputes, you take full responsibility, not SmartShanghai.

3. Accuracy of Listings

All listing information must be accurate and truthful. You are responsible for keeping your listings up to date. This includes prices, availability, locations, photos, and descriptions.

4. Area Restrictions (Basic Package)

For the Basic Package, listings are limited to one selected geographic area only. You may only post listings located within the area chosen at the time of purchase or renewal. Listings outside the selected area may be removed without notice or compensation. Changing the selected area requires upgrading or renewing the package.

5. Listings per Week

“Listings per week” refers to your weekly usage credits, which can be used to:

• post new listings
• refresh existing listings (each listing can be refreshed up to 3 times)

Weekly credits can be used between Sunday 00:00 and the following Sunday 24:00 and are automatically reset every week.
Unused credits do not carry over.

Once a listing is posted or refreshed, the credit is considered used.

6. Moderation & Account Control

We reserve the right to:

• temporarily hide or remove listings
• request corrections
• suspend or block accounts
• This can happen if listings:
• violate our listing guidelines
• contain false or misleading information
• harm user trust or platform quality

No compensation is provided for removals or suspensions.

In serious or repeated cases, accounts may be blocked for up to one week (or permanently).

7. Platform Availability

We aim to provide stable service, but the platform may occasionally be unavailable due to technical issues.

SmartShanghai is not responsible for losses caused by:

• temporary downtime
• delayed or interrupted service

If the platform fails to display your listings for more than 3 consecutive days due to our fault, you will receive a pro-rata refund for the affected time.

8. Termination by SmartShanghai

We reserve the right to close any account at any time if we consider it unsuitable for the platform. In this case:

• we will refund any unused prepaid time
• no additional compensation is provided
• no explanation is required

(This mainly applies to low-quality or harmful agents.)

9. Account Sharing

Accounts are for single agencies or agents only. You may not:

• share accounts
• transfer accounts
• resell access

Reputation and ratings are tied to each account.

10. Platform Changes

We may:

• update or redesign features
• add or remove functionality
• change the platform name, domain, or branding

These changes do not constitute a breach of service.

11. Customer Support

We provide customer support on a best-effort basis. We do not guarantee response times, and delayed replies do not constitute a service failure or contract breach.

12. Content License

By uploading any content to SmartShanghai (including photos, text, and other materials), you grant SmartShanghai a non-exclusive, royalty-free, worldwide license to use, display, reproduce, adapt, and publish this content for the purpose of operating and promoting the platform.

This includes using your content:

• in public listings
• in building profiles or compound pages
• in search results, recommendations, and marketing materials
• even after your individual listing is removed or expires

You confirm that you have the right to upload and license this content.

13. Disputes & Jurisdiction

Any disputes will first be handled through friendly negotiation. If no agreement is reached, disputes will be submitted to: Shanghai International Arbitration Center and resolved under PRC law. The arbitration result is final and binding.
